Which option is better: converting the garage or the dining room for a bathroom and laundry?

I'm in a bit of a dilemma regarding our small house in NE PA. We really need a full bathroom and laundry on the first floor because right now, the toilet and washer/dryer are stuck in our garage, which is only 14'x20'. This setup means we can't even fit a car in the garage! I'm considering two options: the first is to renovate the garage into a laundry room and bathroom. The second option would be to move those facilities into the dining room, which we never use, allowing us to actually park in the garage. For context, our first floor features a kitchen, dining room, and living room. Any thoughts on which option would be better?

If you're thinking about selling later, I'd lean towards transforming the dining room. A garage is generally more valuable to buyers than a dining room converted into a laundry and bathroom, plus it wouldn’t change your square footage much. Since you have plumbing in the garage already, it might be worth getting estimates for both options to see what fits your budget!

Honestly, putting a toilet in the dining room feels a bit off, but a laundry room could work fine. Having a garage to park in, especially in PA winters, is a huge plus! Do you already have plumbing set up for either option?
