Help Needed: Contractor Breached Contract and Filed a Lien – What Should I Do?

I'm in Washington and recently hired a contractor for water damage restoration. We had a clear contract that listed all the work to be done. The contractor only finished some parts but left many things incomplete. He even sent me emails refusing to finish the job. Now, I just received a notice from his lawyer saying they intend to file a lien on my property for the unfinished work. Four days ago, he reached out asking me to hire someone else to finish the job and let him know the costs. I haven't responded or hired anyone yet. I'm meeting with my attorney tomorrow to talk about the breach of contract, and I have documented proof of damages he caused during the process. What can I do to protect myself from this lien? I'm open to any advice! Thanks in advance!

It's good that you're consulting an attorney since they will have the best advice tailored to your situation. However, it sounds like the contractor is trying to pass the buck by suggesting you get someone else to finish the job. As for the lien, usually, if the work isn’t completed as per the contract, it may not hold up legally. Make sure to discuss that in detail with your attorney!

Totally agree! You definitely need to follow your attorney's advice since this is now a legal matter. Besides that, consider filing complaints with the licensing board or relevant department against the contractor. You can also start leaving reviews on different platforms to warn others about your experience. Just remember to avoid saying anything that could get you into more trouble.
