What Can I Do About My Problematic 1/2 Bath Renovation?

Hey everyone! I'm a single woman who bought a flipped 1940s house in Maryland, and I've been dealing with some bad renovations. I've had my share of smaller issues, but one significant problem is my tiny 1/2 bath off the kitchen, which has two exterior walls. This bathroom was apparently added on by a neighbor. During its first winter, the pipes froze and burst, wrecking the toilet tank. A plumber came out, turned off the water, and told me it has no insulation — neither in the bathroom nor in the crawl space where the pipes are. He advised against using it until it can be properly insulated and heated. Unfortunately, I might lose my job and will have to sell soon. I need this half bath to retain its value, but I can't afford a full renovation with insulation and heating. I wouldn't want a quick fix that could lead to issues for buyers later on. Should I just turn it into a pantry instead? Any advice would really help!

You definitely want to insulate that space to prevent any future issues. You could consider installing a heated floor or connecting a heat duct to the bathroom. If that's too pricey, maybe try a low-wattage space heater. Just remember, you’ll need to disclose this issue to potential buyers, but if they’re handy, they might tackle it themselves. Just keep in mind, it might affect how much you can sell it for.

That sounds great, but how do you insulate just that small area? Seems like insulation contractors only want to do whole houses.
