I've been trying to keep my voice down, but he says it still bleeds through the wall. I'm using headphones after midnight, and while he doesn't hear my keyboard, it's just my voice that's the problem. I'm in a rental house, so I can't make structural changes to the walls. Have you thought about where sound might be passing through? It could be coming through any outlets in the wall. One simple idea is to hang up a heavy curtain on that wall. You can use command hooks to avoid damaging anything too. Might help dampen the sound a bit!
