What’s the Average Price Per Square Foot for a 500 Sqft Home Addition?

I'm considering adding a 500 sqft ground-level extension to my home, which will mainly be a bedroom and an extra living room with lower to mid-range finishes. I recently received a quote for about $145,000 and I'm trying to figure out if this is a reasonable price per square foot. What should I expect for a project like this?

Three years ago I built a 500 sqft heated living room, plus 540 sqft of covered porches, and the total cost was around $72k. Of course, that was a while back, and prices nowadays might have gone up a bit, but keep this in mind as a reference for budgeting.

Did you do the construction yourself, or was this a hired job?

That's a good question! It really depends on the specifics. Have you gotten other quotes? Prices can vary quite a bit based on location and the details of your build.

I spoke with three companies, and they all wanted around $10,000 just for drawings and possible structural engineering before they could give a solid quote. The first company started at $180k, but after discussing the less expensive finishes, they lowered it to $145k. So, it’s definitely worth considering other options!
