The quote is $29,000 and they assure us that there won't be any price changes, no matter what they discover during the job. You're likely paying a premium for the contractor's peace of mind with no price changes guaranteed. It might be worth negotiating that part out of the quote and asking for the unit rates for things like plywood if they find issues during the work.
Keep in mind that roofing companies know many insurance providers won't insure homes with a bad roof, so they might charge more. Plus, inflation has really affected material prices over the past few years, which could also play a role in the estimate you received.
I see, our insurance is high because of the roof's condition. Just thinking about adding $450 a month for 12 years is a bit much, but I had no idea what to expect.
