I'm planning to buy the rental home I'm currently living in, but I've noticed some concerning issues with the roof. There's noticeable bowing—what looks more like sagging actually—and we've had a couple of leaks in the ceiling that my landlord has just patched up. I'm curious if you think the roof's bowing is a big red flag that I need to address before making a purchase decision. I'm definitely getting a professional inspection done beforehand, but I'd like to factor this into my decision. Any advice would be greatly appreciated! Make sure your inspector checks the attic space for any hidden damage. If you’ve got leaks coming through, it’s likely that the roof needs more than just new shingles. I suggest getting estimates for a new roof plus any necessary repairs. If your landlord isn't willing to lower the price at least somewhat to account for these obvious problems, it might be worth walking away from the deal. If you do buy it, repairing that roof should be a top priority.

Just to add, it's good to know that houses in your area are estimated at $220-230k, but you need to negotiate hard, especially with potential $30k-$40k in repairs. Make sure you account for the roof repairs on top of that!

It sounds like the roof has more of a sagging issue than just bowing. I noticed other signs of trouble too, like damaged gutters and stained siding. Without tearing it off or examining it from beneath, it's tough to say for sure, but I'd wager the roof sheeting and rafters could be in bad shape as well.
