Is It Crazy Not to Get a Survey When My Neighbor’s Fence Might Be Encroaching on My Property?

I'm debating whether to get a survey for my property. I think my neighbor's fence is encroaching by about 15 feet, which is a decent chunk of my .25-acre lot. The survey costs around $2300, and the fence has been there a long time, but not long enough for adverse possession claims. I'm worried about starting a feud with my neighbor but I also don't want to pay for the survey if it turns out it's not necessary.

I'd say go for it. You wouldn't want to deal with potential future issues when it comes time to sell. Plus, $2300 is a small price for peace of mind. If the neighbor is encroaching, you’ll need to know for sure instead of guessing. And keep your options open; maybe they’d be willing to split the cost if you approach them nicely about it!

Definitely! A friendly conversation could go a long way before you have to escalate things.

Exactly, try to keep things amicable. It doesn't have to be a conflict.

Honestly, if you think the fence is encroaching by that much, you should definitely get a survey. 15 feet is a significant amount of land, especially on a quarter-acre lot. It could really affect your property value and future sales. Plus, if it's truly on your land, you need proof to deal with any potential disputes. Don't just rely on your gut; get it measured first!

Right? You don't want to risk losing your property rights. It's better to address it now than later.

Exactly! Plus, if you plan to sell, all that uncertainty could be a problem.

That survey price seems way too high for a residential lot! I got quotes under $1000 for a survey near me. Maybe get a couple of estimates before diving in. And yes, it’s definitely worth knowing exactly where your property lines are, especially since 15 feet is a significant encroachment.

For real! Check around and see what other local surveyors charge.

Yeah, I've seen some folks get it done for less than $500. Don't just settle for the first quote!
