Is a 3-Season Room Worth the Investment?

I'm thinking of installing a 3-season room over my existing deck in my backyard here in NoVA, not far from DC. The weather is usually mild, but summers can hit the mid-90s and winters can drop to the 20s. I've received a couple of estimates, and they are way higher than I expected—around $100k for a single-pane glass room that measures about 12'x16'. I'm hoping to use the space for dining and entertaining, while also avoiding pesky mosquitoes. However, my sister suggested that I might be better off spending that money on traveling instead. Has anyone here regretted getting a 3-season room? Was it money well spent? Also, for those who have had one for over 20 years, did it add value to your home, and can I expect to recoup at least some of that $100k in the future? I really appreciate any insights!

I absolutely love my sunroom! I ended up insulating it and upgrading to double-pane windows, and it made a huge difference! It's cozy all year. As for the ROI, I never think about that when remodeling, but I doubt anyone would pay $100k more just for a 3-season room.

That’s great to hear! In terms of value, it does depend on what added square footage goes for in your area—sometimes that's the most you can expect back.

Honestly, most home upgrades don’t pay for themselves entirely when you sell your house. If you're set on the room, focus on what you want rather than the potential return. From my experience, single-pane sunrooms don't age particularly well—expect some issues like leaks after a couple of decades. Also, that $100k price tag seems quite steep for what you're getting. Just ensure it truly aligns with how you plan to use your home in the years to come!

I get that you want to feel good about spending that much money. It’s definitely a big investment! But remember, it's also about enjoying the space itself for two decades. Ultimately, weigh that enjoyment against the investment anxiety.

We converted our sunroom into a regular room due to how uncomfortable it got with the weather. Now, it’s perfect year-round! Be thoughtful about what climate you’re dealing with, and it might be worth it to invest long-term in more insulation.
