Dealing with Foundation Water Leaks in Colorado

I've got a problem with water leaking into my house through the foundation, and I'm located in the mountains of Colorado. The leak appears to be happening where the foundation wall is partly or completely below ground level. I noticed it seems to occur near the middle of the wall, where there's not much slope directing water away from the house. Recently, after some rain, water started seeping in at the baseboard on the inside wall. I'm planning to improve the grading around the house and install a French drain. Do you think these steps will suffice to solve the issue? I'd appreciate any advice or shared experiences regarding this situation. Thanks!

It’s definitely a good idea to tackle the grading and add that French drain! Those steps can help redirect water away from your foundation, which is key. You might also want to check the area around the foundation. If there’s any kind of uneven step, it can lead to poor sealing and more leaks. So, making sure the dirt is sloped away and considering a swale could help even more. Good luck!

You’re on the right track, but be careful with that foundation step. It might be worth digging out some dirt from around there, as the seal can get compromised where the foundation changes elevation. I'd recommend caulking or sealing any joints you can access while you’re at it. Those little additions can make a big difference!

Thanks for the tips! I took a closer look and here's what I found under the dirt: https://imgur.com/a/YA1ldFW. What do you think?
