I'm thinking about adding a four-season sunroom to my house and want to make sure it's worth the investment. I've gotten quotes that are as high as $70K, which seems pretty steep, so I'm considering finding my own materials to cut costs. I'm looking for opinions on a few things: 1) Do these sunrooms increase a home's value, or are they mainly just a nice feature with little return at resale? 2) Can you count a sunroom as actual living space in home listings? 3) Has anyone tried sourcing their own windows and just hired someone to install them? Did it save you money? 4) What's the cost comparison between a modular sunroom and custom building one from scratch? 5) Are there any common regrets or unexpected expenses after adding a sunroom? Most of your costs will likely come from labor. If you envision yourself using a sunroom and can afford it, then go for it! Just keep in mind, it might not significantly boost your resale value, but it’s more about what you want rather than a solid investment.

I sourced my aluminum windows from Milgard and paid a handyman to install them. It saved me quite a bit of cash, but I faced issues finding companies to handle the install due to old window removal and stucco work. If you're already framing it yourself, you might be able to manage the installation, too.
