Are Extended Roof Warranties and Upgraded Shingles Worthwhile?

I'm a first-time homebuyer and we need to buy a new roof. The shingles are made by Shure, and I've found a reputable roofing company that's reasonably priced. They offer an extended warranty, and there's also a $680 upgrade for shingles that provide 15-year algae protection and a wind resistance rating of either 110 or 130 mph (I'm not exactly sure). I'm curious if getting the extended warranty makes sense since the standard warranty only covers 5 years of labor and then becomes prorated based on the roof's age. The extended warranty costs $1360, covers labor for up to 50 years, and is transferable to a new owner. I know home insurance usually won't cover roofs older than 20 years, so it seems like spending on a warranty might be beneficial, but I'm also skeptical about whether these warranties are just sales tactics. I'd appreciate any insights!

It really depends on where you live and how long you plan to stay in your home. If you’re somewhere like Florida, insurance companies force roof replacements every 20 years, so paying for a warranty might not be worth it beyond that. Also, consider what the strongest winds are in your area and whether algae growth is a potential issue. If your roof’s covered in shade, then algae can definitely be a concern. But generally speaking, you'll want to check your insurance policies regarding roof age limits too!

If I were you, I'd look into the class of the shingles. If you're in a hail-prone area, going for higher quality shingles might actually get you a discount on your homeowner's insurance. Architectural shingles are definitely better than 3-tab shingles. Also, when it comes to warranties, you want to research the manufacturer. Some warranties are great, and others could be practically useless.
