What Should I Do About Asbestos Tiles Near My Property Line?

Hi everyone! We recently bought a house and discovered that there are asbestos roofing tiles behind our fence close to the property line. We've confirmed the presence of asbestos through testing. It looks like these tiles might have originally lined the entire fence, but now many of them are in pretty bad shape, crumbling or deteriorated. I'm wondering what the best action is – should we have them removed or just cover them up? Also, I took photos from our neighbor's parking lot, where these tiles are located, but I'm not certain if they're actually on our property or theirs. I thought fences usually indicate property lines, but it looks like mine could extend a bit beyond it. Are there any issues I might face if the tiles aren't on my property? Additionally, how risky is it to be around them in our backyard?

Hey! If the tiles are outside and undisturbed, that’s usually a better scenario compared to having them inside your home. You might want to try wetting them down to reduce dust, then carefully bagging them up in plastic construction waste bags for disposal. Just avoid breaking them if you can, since that’s when the danger increases due to dust. But honestly, as long as you don’t disturb them significantly, you should be in pretty good shape!

That makes sense, but I’m worried about how they're somewhat stuck to the asphalt in the parking lot. They might break further during removal.

Yeah, asbestos outdoors is much easier to manage! As long as you keep them wet, and don’t chop them up, you’ll likely be fine. Just be careful when removing them; the real risk comes from creating dust clouds. If they’re adhered well to the asphalt, you might want to contact a professional to avoid any health risks.

Thanks for the advice! I think I’ll definitely consider hiring someone if they’re hard to get up without breaking.
