A few years ago, I hired a concrete professional to install a stamped concrete slab patio. Almost immediately after installation, I noticed issues with water pooling at the foundation whenever it rained. The seal coat failed shortly after, which somewhat improved drainage since the water didn't sit for weeks. The contractor acknowledged the problem and said he would fix it, but over time, he continued to ignore my messages until he completely stopped responding. Now I'm worried that the moisture is damaging the encapsulated crawl space foundation. The puddle isn't deep (about 1-2 inches) but it stretches 3 feet against the house. Am I overreacting about the potential damage to my foundation? And if I decide to seek legal action, is that my only option or can my insurance help?

That sounds rough! $11k is a lot to spend. It’s a shame the contractor disappeared on you. If he guaranteed the work in writing, you might still have some legal standing. Maybe check with a lawyer for a quick consultation—it could be worth it! Also, reaching out to your insurance could be an option, depending on your policy.
I get where you're coming from; it's frustrating! But honestly, after a few years, it might be tough to hold him accountable unless you have solid documentation. Just be cautious—water pooling can definitely lead to foundation issues down the line, so keeping an eye on it is smart!
