Is $11,500 a Fair Price for Crawl Space Encapsulation?

Hey everyone,

I'm looking into encapsulating my crawl space and received a quote from Groundworks for about $11,500. This quote covers a 1000 sq ft area that's just tall enough for me to crawl on my hands and knees. The work includes tearing out old materials and insulation, installing a 20mil plastic barrier, the air system (which appears to be a dehumidifier), sealed foundation vents, a new crawl space door that can be sealed, 2-inch insulation around the space, and sealing off the area under my front porch with cement board. They're also offering a "25 year warranty," though I'm a bit skeptical about how reliable that will be.

However, this estimate doesn't cover any special drainage channels or pumps (which I don't think are necessary), leveling the ground, electrical work, cleaning of wood beams and ductwork, or mold remediation as far as I know.

Does this pricing seem reasonable for the work involved? I'm planning to reach out to a few other contractors in West Virginia for quotes, but I'm also concerned about getting the job done right without cutting corners. Any thoughts on the work quality of Groundworks/WV Basement Authority would also be appreciated.

I paid around $9,000 for my encapsulation which included trenching, a sump pump, and dehumidifier. It was a good deal! If you're interested, I'd be happy to share who did the work for me.

That price sounds about right for a complete crawl space encapsulation, especially considering it includes a new vapor barrier, insulation, sealed vents, and a dehumidifier system. It's definitely a wise move to get a few more quotes just to compare, but if Groundworks has solid local reviews and a good track record, it might be worth sticking with them to avoid the risk of someone else cutting corners.
