I've been living in my 60s-built house for 17 years, and while we paid over $400k back in 2008, it seems to be worth around $650-700k now. Despite having done a couple of renovations like two full bathrooms and new heating systems, there's still a lot I'd like to tackle. My priority list includes a full kitchen renovation, renovating the den, painting the interior, refinishing wood floors, updating stair railings, replacing the front door and garage doors, and converting part of the garage into a home gym. I also want to address the siding, roof, driveway, stoop, deck, PVC fence, and landscaping eventually. However, I only have a $100,000 budget for these improvements. Should I invest most of that in the kitchen or spread the funds across several smaller projects?

Starting with the roof could save you from future headaches. If it's in bad shape, it’s better to tackle that first. Once it’s secure, you can focus on the fun stuff like the kitchen or den. Just make sure whatever you do, you keep an eye on long-term value!
Consider semi-custom cabinets for the kitchen instead of going fully custom. You can save a ton of money and still get a beautiful look. I got about 20 cabinets for my kitchen for just $6k! Put your budget into high-quality countertops and appliances instead. This way, you can tackle more projects without blowing your budget!

Good point! I forgot about some of our recent upgrades to HVAC, which helps too.
