I'm currently in the process of selling my house and have a home inspection coming up soon. I've done a lot of prep work, such as painting and cleaning, but I just realized that I haven't had the HVAC system serviced in over two years. It's also worth noting that my furnace and AC units are around 15 years old. They've been operating fine without any noticeable issues. I'm worried about how this might affect the home inspection. Is there something I can do on short notice to address this?

Scheduling a cleaning now would be a good move. When we sold our home, we were asked when our system was last serviced. We ended up having it cleaned right before closing to have a record of it, so it didn't become a concern. It’s a quick fix that can help ease some anxiety about the inspection.
I think it also depends on the inspector. Some of them will call out the age but not necessarily penalize you if it's working well. My old HVAC was 16 years old, and the seller only asked for a cleaning before we closed. Just stay calm, and if it runs well, that’s what really matters.
Honestly, I wouldn't worry too much about it. Most buyers aren't going to sweat the age of the HVAC system as long as it's functioning properly. I just sold my house with a 20-year-old AC and a 7-year-old furnace, and nobody batted an eye. Just make sure everything's running smoothly and focus on the other details you've already taken care of.
