Adding Skylights and Windows: How Much Does It Really Cost and What Should I Know?

My fiancée and I are currently searching for houses, but we're finding that many great options lack natural light. We're considering the possibility of adding skylights or windows to brighten up these spaces. I'm trying to understand how realistic this is both from an architectural and financial standpoint. Typical scenarios involve wanting to modify a blank wall or dealing with high, sloped ceilings for skylights. I have no idea what the costs would look like or what factors could influence those costs beyond just the size and number of windows. Are there specific roof conditions that make installing skylights particularly tricky? And beyond plumbing, what else might affect the installation's feasibility? If you've done this kind of work, what insights could you share?

I totally get wanting more light! I actually added two skylights in my previous home, and it was around $1,000 for installation per skylight. The key is the roof structure – it can definitely be done, but you want to make sure it's done right to avoid leaks. When you have a vision for improvement, a house can become so much more than just okay!

That’s really encouraging! I’ve heard mixed things about skylights, but it sounds like if you’re careful, they can be a fantastic addition.

I’ve had some success with skylights too, particularly when my roof was being replaced. If you’re in a similar position, it could save you some bucks during the process. Just keep in mind leaks can be a challenge if not installed correctly, but good quality ones with proper installation won’t give you any trouble. Adding windows is pretty straightforward, just be ready for some extra framing work.

Good to know! It sounds like timing and planning are everything. I’m thinking of doing it all at once when we find the right place.

Honestly, adding skylights can be super costly and they often don’t add much value in the long run, plus the maintenance can be a headache. As for windows, it’s not just a straightforward process – you’ll likely need an architect to assess the situation, especially if the walls have no plans available. So it’s something to weigh carefully before jumping in, especially if you're thinking of making structural changes.

Yeah, and custom renovations can really add up in cost. If you’re paying for major work, you might end up unhappy with the end results and the value you recoup from those investments might not be close to what you expect.
