Are We in Big Trouble with This Water Leak Situation?

Hey everyone! I've just moved into a house that was previously occupied by my friend and their family for a while. I've noticed some serious water leaks in the kitchen, particularly when someone takes a long shower since the kitchen is directly below the bathroom. This water issue has been happening off and on for years, but lately, it seems more consistent every time we shower.

In addition, my room, which was built separately and attached to the house, also has multiple problems. There's peeling on the walls, several leaks that occur during rain (with one area that leaks badly, while the others are just minor during heavy rain), and I've been hearing strange scratching noises in the walls and ceiling during the day.

I want to know if these ongoing issues will lead to permanent damage if they are not addressed. I feel hesitant to bring this up to my friend since it's not my house, but I also don't want them to overlook these significant problems and end up facing larger issues later. Am I being too dramatic, or is it likely that this house is really in trouble? I honestly know very little about home repairs, so I'm not sure what steps could even be taken if this is fixable.

Yeah, having leaks is a serious problem! If there's consistent moisture, it can lead to mold, which really isn’t good. The scratching noises could indicate pests like carpenter ants or even termites, so it’s definitely not just a minor issue.
