I'm in the process of renovating my master bathroom and considering whether to add a soaking tub or expand the existing shower. Currently, I have a shower in the master bath and there's also a bathtub in the hallway guest bath. I plan to use adjacent office space to make the bathroom larger. Given that my home has 3.5 baths, I can't decide which option would be more appealing for resale value. I love taking baths, but I'm uncertain if adding a tub is the best choice compared to a larger shower with multiple heads and a bench. What do you guys think would increase the home's value the most?

Honestly, I don't think either choice will drastically change your home's value. Renovating should be about creating a space you love. Losing an office for this remodel might hurt your property's appeal more than the tub or shower decision. And since there's already a bathtub in the hallway, it might not matter much for the master.
It's interesting how opinions differ! Some people, even real estate agents, say a whirlpool tub is crucial for resale, but honestly, almost everyone showers these days. As long as your home has at least one bathtub (which it does), I really lean towards making the shower larger. It seems to resonate more with potential buyers.
We’re currently renovating our bathroom too and opted for a bigger shower. While a stylish tub looks great, we knew we'd rarely use one. Expanding the shower into our closet made more sense for our needs, and I think it's a choice more people would appreciate for daily use.
