Can I Cool My 1400 sqft House with Just One Mini-Split?

I'm considering installing a mini-split AC unit in my 1400 square foot home, which was built in 1957 and currently has no AC, just boiler/baseboard heat. I've heard differing opinions on whether one mini-split could effectively cool the entire house, especially since I'll be putting it in my dining room, but I also have some challenges like limited wall space and the layout. I recently installed well-insulated windows and attic insulation to help with heat retention. With all that in mind, would a 30k BTU mini-split be sufficient, or should I look into alternative solutions?

Definitely look into multi-zone units! They have options that can sit flush in your ceiling. I'd recommend at least a two-zone system, like an 18k BTU for the main area and a 12k for another zone. It’ll give you better coverage!

Thanks for the tip! I can definitely install an air handler in the hallway ceiling, and I do have access to the attic. Sounds like a good plan!

Do you have an attic? If so, consider going for a concealed vent split unit or even a two-zone system. I wouldn't recommend relying on just one mini-split for your entire space—it might not do the job effectively. Better to have multiple smaller units to reach every area if possible!

I just bought a two-story house that's about 1250 sqft and has mini-splits in almost every room. I can't imagine buying without them! With your layout, you might get away with one mini-split, but it could be a bit tight since 1400 sqft is a bit much for a single unit. Maybe consider adding window units for the bedrooms and office if it comes down to it. Good luck!
