I've got a leak or two on my detached garage roof, which is flat and a bit old (torch down material). I already sealed the leaking spots with rubberized roof sealant. Now, I'm considering sealing the entire roof since it's cracked and showing its age. Is this a good temporary solution, or should I wait to replace the roof altogether? We're strapped for cash right now due to plumbing repairs.

Totally go for it! If your roof is compatible, I've had great success with Henry Tropi-Cool. It's super easy to apply and can extend the lifespan of your flat roof by years. It's specifically made for older roofs, so it really helps out.

That's good to know! I have a newer roof, and I'm wondering if it would hurt it or not. What do you think?
