There's a piece of unused land between my house and another house's back garden, separated by a fence. The developers had previously planted two evergreens there, but one has unfortunately died off. I'm wondering if I'm allowed to plant a tree in its place. The trees were meant to provide more privacy between our two homes, and both houses are positioned at least 20 meters away from where the tree would be planted, despite having plenty of other trees nearby like acer, birch, and dogwood.

Definitely check the property deeds! Someone owns that land, and planting a tree there without permission could be considered trespassing. It's safer to find out who owns it first.
If you're considering planting a tree on land that isn't yours, it might be more of a legal issue than a gardening one. It could be best to reach out to the development company and see if they can replace the dead tree themselves.
