Do I Really Need a Permit for My Garage Build?

I just bought a foreclosure property in south Louisiana that needs a lot of work, but it's in a great spot. I'm planning to build a masonry workshop/garage that's about 22x24 or 24x26. My problem is the zoning info I find online is unclear; it's listed as several different zones, some of which allow a detached garage while others don't. I'm hesitant to risk applying for a permit and then facing a lengthy appeals process if it gets denied. I've heard that if I just build it without a permit, I might only face a fine and an inspection later, but I'm worried about how severe that fine could be. Anything under $500 is fine, but $500-$1000 is a concern. I've also thought about building it first and then applying for a permit. Has anyone had similar experiences?

Just go through the legal route. The permit might be less than $100, and dealing with that upfront will save you from future headaches, especially if you plan to sell the house later on.

But what if it doesn’t pass inspection, or the zoning is an issue? A fine could end up costing more than the permit. To me, it’s smarter just to let them review your plans and then build—especially since you’re planning on remodeling the rest of the house. You’re not going to hide a garage! Plus, if inspectors catch you trying to go around them, they might make life difficult for anything else you do in the future.

I wouldn't risk building without a permit. If they catch you, the worst-case scenario is having to tear it down and start over. If you’re just doing minor work inside, that’s usually fine, but a new large structure like a garage? Not worth the hassle.
