I've got a faux fireplace with a forced hot water gas heater, and after a recent inspection, the chimney repair contractor gave me a list of repairs. They suggested I add a weather cap, apply sealant to the chimney crown (or possibly rebuild it), repoint the bricks, and reseal the flashing. I'm leaning towards definitely needing a weather cap and repointing, but I'm unsure about the crown work and the flashing. What do you all think? Do you agree with the contractor's assessment? Honestly, the chimney looks like it’s in pretty rough shape. While I can't say for sure without checking the flashing up close, it might need replacing. Those shingles look overdue for replacement too! I think I’d agree with the contractor about adding the weather cap and sealing the crown. It seems like they're being honest and not just trying to upsell you. It’s better to tackle everything rather than fix just part of it.

Should I just seal the crown or go all out and rebuild it? There’s only a $250 difference between the two options.
