Hey everyone, I just received a quote for $48,000 from a pest control company for some foundation repairs in the San Francisco Bay Area. The report mentions that our concrete foundation is porous and there's fungus damage on the mud sill. They recommend increasing the foundation height in certain areas as shown in their diagram.
The house is from 1920, and when I bought it in 2021, the inspection said the foundation seemed normal for its age, with no need for repairs mentioned. I'm looking for some help to verify this recommendation. I'll add the photo we received to the comments for reference. I checked out the picture you linked. It’s good to have multiple opinions here. Try to get at least three different assessments so you'll have a clearer idea of what's considered 'normal' or 'urgent'. Plus, I wouldn't recommend letting the same company that inspects also do the repairs; it can lead to biased feedback. A specialist focused solely on foundation issues would be a better bet!
