I'm in Washington and recently hired a contractor for water damage restoration. We had a clear contract that listed all the work to be done. The contractor only finished some parts but left many things incomplete. He even sent me emails refusing to finish the job. Now, I just received a notice from his lawyer saying they intend to file a lien on my property for the unfinished work. Four days ago, he reached out asking me to hire someone else to finish the job and let him know the costs. I haven't responded or hired anyone yet. I'm meeting with my attorney tomorrow to talk about the breach of contract, and I have documented proof of damages he caused during the process. What can I do to protect myself from this lien? However, it sounds like the contractor is trying to pass the buck by suggesting you get someone else to finish the job.
