Help! Water Is Leaking Into My Wall When It Rains—What Should I Check?

Hey everyone! I'm hoping to get some advice on a water leak issue in my home. I live in a new two-story house in central Florida, and it's only about a year and a half old. Recently, I noticed water coming into the house during rain, specifically above a first-floor window where the drywall frame is showing signs of water damage. It seems like the top of the drywall frame is where the issue is concentrated. The builder's representative initially claimed that it might be due to wind lifting the roof and that it wasn't covered. There's no visible damage elsewhere in the house. After watching it leak during a heavy rain, I want to be prepared for their next visit and possibly figure out the problem myself. That sounds really frustrating! I wouldn’t take that excuse from the builder; roofs are supposed to keep water out, not let it in. It might be a good idea to get an independent inspector to check things out. They can provide a more objective opinion without any agenda.

Definitely check if water might be getting in from the second story window when it rains. Sometimes, if the wind hits at the right angle, it can push water through the frame. Usually, there’s a way for that frame to drain, but it has to be sealed well to stop leaks.
