Help with Shower/Tub Tile Repair

Hey folks! I'm a new DIYer and recently became a landlord after buying a quadplex. One of the units I'm living in has a water issue due to some neglected tile work. I really want to fix it without having to tear out all the tiles, but I also want to ensure that whatever I do won't lead to bigger problems down the road. Can anyone share insights on the right way to install cement board in this situation? If I make sure it's flush and use thinset, is that sufficient before laying down new tile? I'd really appreciate any guidance you can provide. Thanks!

Before diving into the repair, it’d be super helpful to see some photos of the damage for better advice. That way, folks can give you specific tips based on what's going on and how bad the damage really is!

I totally get it! I tried to add photos but they wouldn't upload on this platform. Sorry about that!

You can't really install cement board over existing tiles without addressing the problem first. Some recommend removing at least the bottom row of tiles to get a proper seal. You could then butt the cement board against the drywall and fill the gap with mortar, which might help, but honestly, it’s best to properly prep the area by removing damaged tiles if possible.

Yeah, that's what I was thinking too. It’s definitely a bit more work, but it would save you trouble later if you do it right the first time.
