I'm looking for advice on how to fix a water leak at my neighbor's back entry door. Whenever it rains, water seeps in from underneath the door, and I noticed that the door's threshold is flush with the concrete, which is at the same level inside and outside. I think I might need to remove the door and frame to apply some caulking, but I'm wondering if there are any additional methods or tips for sealing it effectively to keep water out.

For a similar issue with my basement door, I used something called 'garage door lip.' It helps create a better seal! It does look a bit odd since it’s about 8 inches on my old wooden door, but it definitely works to keep the water out. I also added some metal trim from the hardware store to secure it better.
Don’t forget to seal the inside well too. But make sure to leave a small gap in the exterior sealant so any trapped water can drain back out. A French drain close to the walkway could also be a game changer, though it requires some labor to set up.
A solid start would be to check where the water is entering, whether it's coming under or above the threshold. Consider adding a sill pan flashing underneath the door, then sealing the threshold to that pan for extra protection. This should help redirect any water that gets in.
