My buyers switched from a conventional loan to an FHA loan mid-contract, and now the FHA appraiser is saying I need to cut a window in a non-conforming bedroom to meet their guidelines. The buyers offered to pay for the work but want to hire a friend who's a licensed contractor. He quoted them $500 for everything, including materials and labor. I'm feeling pretty uneasy about having him do such a major structural change since I'm not sure about his experience. Am I being overly cautious, or should I just go for it? We're short on time, but I really don't want to cut corners here.

That $500 quote sounds suspiciously low for what’s involved. You'd need to consider the framing, any necessary drywall or siding work, and proper installs, all of which require expertise. If the buyers really want that window, make sure they hire someone you trust to do it. Personally, I wouldn’t let anyone touch it unless I felt comfortable with their experience and trustworthiness.
I really wouldn’t let anyone else touch the house before closing, just to be safe. You never know what could happen, and it’s your responsibility if something goes wrong.
