Is $20,000 a Fair Price for Painting My 3,800 sqft House?

I received quotes from three different companies for painting my house, all falling between $19,000 and $22,000. My house is approximately 3,800 sqft, and the quote covers painting all walls, hallways, baseboards on all floors, 38 doors, door trims, window trims, and ceilings—using two coats of Sherwin-Williams paint, with primer where needed. One bathroom has wallpaper which needs to be removed before painting. The crew will also handle painting and reinstalling the stair spindles from the first to second floor and paint the stair risers. Although it seems like a lot of work, around $20,000 feels a bit steep. What's your take?

Honestly, considering how much work is involved, $20,000 seems pretty fair. I used to paint, and handling wallpaper removal and all that trim work is a major pain. It’s labor-intensive for sure!

Exactly! Don’t forget about the time necessary for prep work and hopefully an even better finish if you hire pros!

Agreed! And if they’re using quality paint like Sherwin-Williams, that’s only going to bump up the cost as well.

If all three quotes are close, that’s a great indicator of market rates. It sounds like a lot of work, but if you need it done properly, $20,000 might not be far off. 38 doors alone could take a considerable amount of time to paint!

Right? It’s all about what you value in the end. If it’s worth not having to deal with that mess yourself, $20k could definitely be worth it.

Totally! And it’s a good move to get multiple quotes—it gives a better overview of what you should realistically expect.

Initially, I thought $20,000 sounded outrageous, but after breaking down all the work involved, I can see why the quotes are where they are. 38 doors, all the trim, and removing wallpaper? That’s seriously a lot of labor! Just the door painting alone adds up fast.

Exactly! If you want it done professionally, you gotta factor in the time and effort that goes into making it look good.

Yeah, I’m in the same boat. When I first read the price, I thought, 'wow, that’s high!' But thinking about all the prep and details, it actually makes a lot of sense.
