Is $4K a Fair Price to Flash My Chimney?

I'm in a tight spot with a leaking chimney at my rental property and need to get it flashed quickly. The price I was quoted is $4,000, which really caught me off guard since I just spent $10,000 on a new roof. I was surprised the previous owner didn't flash the chimney when they did the roof. I'm just trying to gauge if this quote is reasonable or if I'm being taken for a ride. Here's a photo of the chimney: [link](https://imgur.com/a/dh8pBrU).

Yeah, four grand is on the pricier side. A handyman could likely do it for much less. I recently had a gas pipe flashed for $400, and I doubt flashing a chimney with some sheet metal and sealant would break the bank. Just be careful with safety—you never know how risky getting up on the roof can be!

That price does seem pretty high for flashing a chimney. A lot depends on the specific situation, but I'd recommend getting a couple more quotes just to compare. Some places quote as low as $500, but if you're in a hurry, $4K might just be the quickest option you have.

Is your chimney actively being used? If it's not functional, you could potentially remove it above the roof line, which might save you money and eliminate the leaking issue. Just something to consider!
