I received an estimate for refinishing hardwood floors and doing stairs in Belmont, MA, and I'm trying to determine if it's reasonable. The quote breaks down to $7,000 for 2800 sq ft of flooring at $2.50 per sq ft, $1,600 for two staircases (just the treads), and $450 for three patches (including labor and materials), which totals around $9,000. This price includes a three-coat semi-gloss finish. Does this sound fair for the Boston area? The floor rate seems low, but the stair cost might be high. What should I check with the contractor?

Just to throw it out there, my refinishing project for 4,100 sq ft including two staircases and several rounds of finish was around $22,000. What you’re being quoted does seem lower than I would expect for that amount of work.
