I'm in the process of buying a brand new ranch-style home that my builder constructed. The home features a walkout basement, and I noticed there isn't a sump pump installed. Instead, the builder opted to run drain tile around the foundation and drain it out at the lowest point in the back yard. When I asked him about the lack of a sump pump, he mentioned that it prevents water from accumulating in the basement and instead directs it outside. This approach is new to me, and I'm curious if it's a proper way of handling drainage. The house has been sealed for a few months, and I've checked the basement regularly through the rainy season, and there hasn't been any water. Should I have concerns about this setup for the long term? Thanks in advance!

I would recommend having both inside and outside drain tile systems if possible. Having the drain tile lead to daylight outside is a solid solution. Just ensure that it’s installed properly, like using PVC pipe, to avoid any future issues. Staying proactive about your drainage will help in the long run!
It sounds like your builder knows what they’re doing! If the drain tile is installed properly, it's designed to keep water away from the foundation, which should work well without a sump pump. As long as everything drains correctly, you should be in the clear. Sump pumps are typically needed only if the external drainage systems fail. Just keep an eye on it, especially after heavy rains, but it seems like you're off to a good start!
Thanks for the reassurance!

Exactly! If everything's done right, there shouldn’t be any need for a pump.
