Is My Repair Checklist Practical for My First SFH?

I'm a first-time homeowner and I've just moved into a single-family home with a ton of issues, including termites, fungus damage, asbestos, toilet leaks, and messy electrical wiring. Here's my repair order: 1) Treat termite/fungus damage (especially under the toilet), 2) Call for asbestos abatement in the crawl space, 3) Get pest control in, 4) Fix the leaking kitchen drain, 5) Upgrade the electrical panel to 200amps and remove knob-and-tube wiring, and 6) Repair the toilet wax ring along with the subfloor. I'm wondering if this order of operations makes sense and if I should address the subfloor repair before or after tackling the toilet issue. Any advice would be appreciated!

I’d recommend starting with the electrical issues. Before diving into anything else, make sure you have safe and reliable power. Installing GFCI outlets, especially in areas that might get wet like the kitchen and bathroom, is crucial. You might even want to check if your house has a grounding system. Once that's squared away, you can move on to the more significant repairs.

Totally agree! Plus, it sounds like there might be some grounding issues based on that tester you mentioned—definitely needs to be sorted out.
