I need some advice regarding my new construction home. We've been living here for about a year and four months, and recently, I've noticed cracks appearing on the cement wall in the unfinished part of the basement. To make matters worse, water is seeping in through these cracks. I reached out to my builder, NVR/NV Homes, but they won't cover this under the warranty since it's just a one-year craftsmanship warranty. They mentioned that the land outside is settling, causing water to flow towards the house, and suggested we should re-level the yard ourselves—out of pocket, of course. Have any of you experienced similar issues with a new build? Is there anything we can do, or are we stuck with the costs? I'm really frustrated about this situation!

Do you have any pictures of the cracks? All concrete will crack eventually, and it's important to assess if the cracks are a normal thing. Interior and exterior water management is key. You should ensure that your yard is graded properly to keep water away from the foundation. Check if your sump pump is effectively moving water out. Without pictures, it’s tough to say if it’s a serious issue or just typical settling.

Exactly! Basement walls can’t be perfectly waterproof. Good drainage inside and outside will make a big difference, and that should ideally prevent the need for waterproofing altogether.
