When it comes to tools, I recommend buying them as you need them for specific projects rather than getting a whole set at once. That way, you'll end up with exactly what you need without overspending. When I moved into my place, I had to do some hardwood flooring myself instead of paying a contractor, and I managed to save a ton by investing in nailers and a miter saw. As for general maintenance, it really depends on your property. A basic shovel and rake might be all you need, depending on the season.
How big is your yard? If you have about .25 to .5 acres of leaves to handle, a DeWalt leaf blower should work just fine. As for a chainsaw, if you're mostly just trimming trees, an electric option might do the trick. But if you ever plan to cut firewood, you might find gas is more powerful.
Definitely consider getting a wet vac! You might not use it often, but when you need it, you'll be so glad you have one. It's a lifesaver for messes.
