Roof Leak Keeps Coming Back—What Should I Do Next?

I have a persistent leak in the ceiling of my first-floor office addition, which started shortly after getting a new roof in 2014. There's no plumbing above it, and after the latest storm, I noticed more of the ceiling is pulling away. The leak returned after multiple repair attempts, including new wall flashing and shingles. Now I'm starting to think all I'm getting is patchwork solutions instead of a long-term fix. Should I call a home inspector for a neutral assessment or get another roofing or window company involved?

It sounds like that leak hasn't been properly diagnosed yet. Have you checked your attic for signs of where the water is actually coming from? Sometimes the issue is higher up and not visible from the outside.

Has anyone actually inspected the attic space above the addition? All the fixes talked about seem to be based on what's seen from the outside. Digging deeper internally could reveal the true problem.

You might want to consider getting a specialized building enclosure expert. Regular inspectors might not have the detailed knowledge needed. You could also try using a thermal camera to spot the leak or doing a hose test to see exactly where the water is getting in. If it doesn’t leak when testing the roof, move to the walls to help narrow it down.
