Should I be worried about a foundation crack when buying this house?

I'm considering buying a house with a crack in the foundation located in the laundry room near the electrical panel. This crack has been there since before 2018, and during heavy rains, a small amount of water trickles in, pooling and draining through a nearby floor drain. The previous owner attempted to fix the crack from the inside, but it hasn't completely solved the problem. I'm having it sealed with epoxy next week. Is this something I should be very concerned about?

It's tough to say how serious the issue is without more details, but recurring water is not great for a house. Yeah, anything can be fixed, but you should definitely have an inspection performed to assess if this crack is a deal-breaker for you. Consider how much maintenance it's going to require down the road.

Good point! I wouldn't want to be stuck dealing with water issues all the time. Better safe than sorry!

As someone who lived with a basement that flooded occasionally, I'd advise being cautious. Even if it’s a minor leak now, don’t underestimate the potential for bigger problems later. A structural engineer might save you from future headaches! You might also want to check into drainage solutions, like adding a French drain if needed.

Exactly! If water's pooling, you definitely want to address that to avoid serious foundation issues.

Definitely keep in mind that a crack can indicate something bigger going on. While filling the crack is one step, it’s crucial to understand what caused it in the first place. It might just be settling, or it could suggest more serious issues. I’d recommend getting a structural engineer to take a look.

I totally agree! The cause of the crack is really what matters here. It would be wise to get a professional opinion.
