Should I Choose Sod or Grass Seed for My Backyard Before Selling My Home?

I'm getting ready to sell my home in a couple of months, and my backyard has turned into quite a sandpit (we're in coastal Savannah, GA). I'm considering whether to go for grass seed to save some cash, but I know that sod is the quicker option. What do you all think? If I go with seeds, will they actually grow in the sandy soil? Do I need to cover them with hay? Check out the condition of my yard here: https://imgur.com/a/QwJQLyq

If you're looking to sell in just two months, I'd strongly recommend going with sod. Grass seed isn't going to sprout quick enough in that timeline, especially considering sandy soil. You'll probably just end up wasting your money on seed that won't be ready to impress potential buyers.

You could go with some quick-growing annual ryegrass if you keep the soil moist, but it's not a guaranteed solution. A light layer of hay can help maintain moisture. Just a heads-up though, spreading a bit of topsoil on your sand could really help things grow better!

Honestly, in two months, sod is the way to go. Ryegrass can struggle in hot weather and often grows patchy rather than filling in nicely. Plus, looking at your picture, it seems like your yard doesn’t get full sun, which makes it even trickier. Sod will give you the result you're looking for faster.
