Should I Hire a Company Without an Architect or One With an Architect for My House Renovation?

I'm planning renovations on my house, which includes converting a porch into a spare room and adding two new windows on a wall. The house is made of stone and concrete, and I also need to refinish all the rooms, floors, and walls. I've received quotes from two companies: Company 1 is a decoration and painting company without an architect, but they've renovated houses before, and I've seen one of their projects recently; it looked good, but I'm unsure about any long-term issues. They quoted me $25k. Company 2 is a more professional building company that employs an in-house architect to manage everything properly. Their quote is $50k. Which option should I choose?

I regret not hiring an architect for my renovation! The quote was higher, but I often find myself facing problems that could have been avoided. An architect can think about the entire layout and ensure everything flows well—like doorways and structural needs—which isn't always considered by decorators. This is a major investment, so it’s better to get it right from the start!

Based on my experience as an architect, I suggest going with the company that has one. While it might seem like a bigger upfront cost, an architect offers a comprehensive view of your renovation and can foresee potential issues that a decorator might miss. They can also make sure your project complies with local codes and can handle any unexpected complications that arise during construction. Investing in an architect can save you from future headaches and potentially add more value to your home.
