Should I Patch My Roof or Replace It Entirely?

I'm trying to figure out whether to patch a leak in the corner of my roof or if it's time to replace the whole thing. Our house was refurbished around 2017, so the roof is probably around 9-10 years old. We recently noticed some water damage under where the roof looks poorly done. A builder quoted me £300 to patch it or £2,000 to replace it with felt, but they suggested GRP for £3,000 since it has a longer lifespan. I'm not really knowledgeable about roofs, so I'm wondering if I should patch it now or just go ahead and replace it before it gets worse. Does the rest of the roof look bad too? Am I just delaying the inevitable?

From what I can see, your roof does look worn but might not be at the failure point just yet. You might be on the verge of needing a full replacement. If you do consider replacing it, you should inquire about EPDM (rubber roofing). It’s more durable and often less prone to cracking than others, plus it's pretty cost-effective in many areas.

Is this a situation where I should just go for it now, instead of waiting for it to worsen? If I wait too long, could I end up dealing with extra repair costs on top of the roof replacement?

When you say it’s on the cusp, how long do you think it’ll last? Like 1 year? 5 years? I know it’s hard to say, but I really have no clue!
