Should I Replace My Countertops Before Selling My Home?

Hey everyone! I bought my first home back in 2020, and while it was a solid builder-grade house from 2012, I've made a lot of upgrades since then – new flooring, remodeled bathrooms, updated light fixtures, and even added some nice landscaping. The only big project I'm considering now is replacing my dated brown granite countertops, which are just bringing down the overall vibe of the kitchen. I'm estimating it will cost around $4-5k, but my question is: given that I'm hoping to sell within the next 1-2 years, should I go for it or is it a waste of money? I really think new quartz counters would make my home stand out, especially since we're in a good neighborhood but I don't want to overspend if I'm not getting a full return.

Honestly, I think getting three estimates for new countertops makes sense! You’re clearly doing a lot to the house already, and if it makes you happy, that’s worth something. Plus, having a nice kitchen can really impact your enjoyment in the place.

I get your concern about spending money before selling, but honestly, buyers might not be super picky unless the counters are a huge eyesore. If you're enjoying your home and it could take longer to sell, it could be worth the investment just for the personal enjoyment. Consider if those new countertops would brighten your space for the time you have left there!

Yeah, I totally see what you’re saying! I guess it's more about enjoying it while I'm here rather than just for the sale.
