We're at a crossroads with our about 1100 sq ft rowhouse. We bought it 8 years ago, and over time, we've turned a large space into an office. Love our neighborhood, super walkable, and we've got a great mortgage rate. However, it's the smallest house on our block and feels tighter as we think about future changes. We want to add a second bath and possibly a second office, since we're using the second bedroom for work now. We'd like to keep it as a guest or kids' room in the future. When we renovate, we'll have to decide between keeping two office spaces or converting to three bedrooms, which could mean sacrificing personal workspace. We're not moving because houses are pricey, and we got a good deal. My main question is: is it a bad move to prioritize two office spaces over a third bedroom? Would that layout still hold its value if we consider selling later?

If you're all in for the long haul, prioritize what's best for your lifestyle. It’s your home, so if two offices suit your needs, go for it! They’re becoming common as more people work from home. It could actually add value in the long run if marketed right!
You really should focus on what works best for you and your family. If you’re not planning to sell soon, just create the space you want to live in, not what others might prefer. Down the line, if you want it customized to your lifestyle, future buyers might appreciate the thought behind your layout or they can always revert to the traditional setup. Go with what suits you!
This is the reassurance I needed! You're right; if it works for us now, it can appeal to others later or they can change it as they like!

Absolutely! I recently expanded my home and opted for a large master bedroom instead of two smaller ones, which might lower the future selling price, but it really fits our needs. Don't shy away from customizing for your family!
