Thinking of Renovating My Condo – What Should I Know?

I recently bought a condo and I'm excited to start some renovations! I'm wondering if anyone here has experience with renovating condos. Is there a lot of 'red tape' involved, or am I free to make changes since I own from the walls in? I hope I'm asking this in the right place!

In short, you don't technically own the entire structure like you would in a house. You're kind of renting your unit. Basic renovations like painting, installing cabinets, or updating a bathroom are usually fine, but things like flooring might have limitations. Make sure to clarify the guidelines and get the necessary approvals to avoid issues later!

It really depends on your renovation plans. Most condo associations have specific requirements and local codes that can impact your project. It's common to need a review process where you submit forms detailing what you're planning, including drawings and product samples. For example, many places require flooring with a sound reduction rating. Plus, if you're making electrical or plumbing changes, you’ll need permits from your local building department too. So definitely do your homework first!

You'll definitely want to check your HOA documents! They usually lay out the rules and regulations regarding renovations. Depending on what you plan to do, you might face restrictions like work hours, approval processes, and even specific materials you can use. So, it's best to start by reviewing those documents or contacting your association for guidance.
