Troubleshooting Low Well Water Pressure at 25 PSI

Hey folks, I'm dealing with a low water pressure issue in my home that's pretty frustrating. My water tank is quite old and lacks an air valve on top, which means I can't check or add air pressure when it's empty. After draining the tank, I turn it back on and can hear the well water bubbling, but the pressure only climbs to 25 PSI and doesn't hit the pressure switch's cutoff point. I can see that there's 240 volts coming from the pressure switch to the well, but since the well is located down a steep mountain about 50 feet below the house, it's a tough spot to get to. I'm wondering if the problem might be with the pump itself or the tank. I doubt it's the pressure switch since that's the easiest and cheapest part to replace, but I'm open to suggestions! It sounds like you're onto something with the pump! If the pressure doesn't reach the cutoff, it's possible there's an issue with the pump's impeller or motor. You might want to check the pump's ability to draw water by opening the drain valve. If it doesn't maintain a good flow out of the drain, then the problem likely lies with the pump or the pressure switch.

Another angle to think about: does your pump have a pressure limit set? If it's set to around 29 PSI (which is roughly 2 bar), or if it’s worn out and can't build pressure anymore, that could explain why you're stuck at 25 PSI. Maybe try replacing the gauge with a T for a proper pressure test point to get more clarity on what's going on.
