I'm about to demo an 8x12 shed and I'm planning to build a new one. Can anyone suggest what size dumpster I should rent for all the debris?

Have you thought about listing the shed for free on Facebook Marketplace? Sometimes people look for free stuff they can take away; you might be surprised at the interest, even if it's in rough shape!
I'd go with a 20-yard dumpster since they usually charge based on weight. It gives you some wiggle room just in case you have more debris than planned, especially with demo projects. Better to have a little extra space than to run short mid-project!
I did consider that, but it's really in bad condition. I think a total tear down is the only option here. Thanks for the suggestion though!
