Hey everyone! I'm from eastern PA and I'm trying to figure out the best time to seal my asphalt driveway. My home was built last August and the builder suggested waiting a year for it to settle before sealing. I got an estimate from a company that mentioned my driveway still looks perfect and black, but they usually recommend waiting until it turns a bit gray before sealing. They said it could be done now if I wanted, but I'm unsure about what to do. Any advice?

The best time to seal your driveway is actually within a year of it being laid down. The flexibility of the binder is key to resisting cracks and water intrusion. Think of it like painting bare wood – you want to seal it before it shows signs of aging. If it looks good now, don’t wait too long; sealing before the cold weather hits is a smart move!
Honestly, I haven’t sealed my driveway in the 20 years since it was paved. It still holds up pretty well, even with a heavy trailer on it. Sealing can help, but it’s not absolutely necessary if everything looks good. It's all about personal preference.

That makes sense! I was worried the guy wanted me to let it degrade before sealing. I just want to make sure I’m preventing any issues!
