I'm looking to update one of two major problem areas in my home, but I'm torn on which renovation might give me a better return on investment when I sell. We're planning to upsize in a few years as our kids grow, so getting the most value out of this upgrade is key.
Here are my options:
1) I can replace the worn laminate countertops in my kitchen with quartz, update the cabinet hardware, and repaint the cabinets (currently white) in a more modern color.
2) I could fix up the master bathroom by replacing the damaged fiberglass shower with a tiled one and a new shower pan, without moving any plumbing around.

Some people say that painted cabinets might not stand the test of time, especially if you're thinking about resale. I'd advise going for the bathroom upgrade. If you use quality materials like white subway tiles instead of fiberglass, it’ll look good for years and appeal to buyers who want a decent space they won't have to redo right away.
Honestly, I think kitchens and bathrooms are vital for selling a house, but if I had to choose, I’d put my money on the bathroom. Most homebuyers expect to redo kitchens to match their taste, but they’d prefer a bathroom that doesn’t need an immediate overhaul, which makes the bathroom a safer bet for resale.
I hear you! I’d rather have a chance to customize my kitchen than deal with a bathroom that feels outdated. But a nice looking bathroom still has its charm.
At the end of the day, do what makes you happy! Homebuyers might care more about the essentials like plumbing and roofing than whether or not the cabinets are trendy. Focus on what will make your home the best for you and your family, and don’t stress too much about what future buyers might think.

Just to clarify, the cabinets are already white—I’m thinking of going with green or blue this time! White subway tiles are definitely on my list!
